Mortgage Protection Insurance in Tyler
We build mortgage protection coverage from your actual loan papers: the balance, the rate, the years left and who should receive the money. The result is a policy that fits the debt it is meant to cover, with no gap at the end and no extra coverage you pay for but never need.

What mortgage protection insurance actually is
Mortgage protection insurance is a life policy whose face amount and term are set to your mortgage. If you die before the loan is paid off, the policy pays out so your family is not left carrying the note on one income or none.
Many people first hear about it through letters that arrive after closing. Those offers are often decreasing-benefit policies that shrink with the loan balance and sometimes pay the lender directly. An individually underwritten term life policy can do the same job, and it often gives your family more control. We lay both side by side so you can see the difference in writing.
The details decide whether the policy holds up. A term that ends two years before the payoff date or a beneficiary line left blank can undo the whole purpose. Our job is to get those small settings right the first time.

What we set up with you
- 01
Loan document review
We start with your mortgage statement or closing disclosure. The current balance, interest rate and scheduled payoff date tell us what face amount and term length you actually need.
- 02
Level or decreasing benefit
A decreasing benefit follows your amortization schedule downward. A level benefit stays fixed, so it leaves extra money as the balance drops. We show what each costs and what each leaves behind.
- 03
Beneficiary and ownership
We usually suggest naming your spouse or family rather than the lender. That lets them decide whether to pay off the loan, keep a low-rate mortgage and use the money elsewhere, or do some of both. We also check that names, contingent beneficiaries and policy ownership are entered correctly.
- 04
Riders worth a look
Depending on the carrier, options can include waiver of premium if you become disabled, an accelerated benefit for terminal illness, or a conversion privilege that lets you move to permanent coverage later without new health questions.
- 05
Co-borrower structure
When two people sign the note, we compare one joint policy with two individual policies. Two policies cost more but keep coverage in place for the survivor after the first claim.
Questions about Mortgage Protection?
Call(903) 420-9220Signs it is time to set up mortgage coverage
You just closed on a loan
New mortgages bring a stream of mailers offering coverage. That is a good moment to compare your options before you sign anything sent by a third party.
One paycheck covers the note
If losing one income would make the monthly payment hard to meet, the loan needs its own coverage.
Your only policy comes from your employer
Employer-provided group plans typically stop when the job does, and the amount is often set at one or two times your salary. That figure can fall well short of what you still owe on the loan.
Your current term ends too soon
A 20-year policy bought before a 30-year mortgage leaves a decade uncovered. We check the dates against each other.
You refinanced or added a second lien
A new balance or a new payoff date can leave older coverage too small or too short.
How the process runs
- 1
A phone conversation first
We talk through your loan, your income, existing coverage and who depends on you. Have your mortgage statement handy if you can.
- 2
Side-by-side options
We prepare a comparison of term lengths, level versus decreasing benefits and any riders, with the premium for each, so you can see what changes the price.
- 3
Application and underwriting
You answer the carrier's health and lifestyle questions. Some policies require a short paramedical exam with blood work; simplified-issue policies skip the exam in exchange for a higher premium.
- 4
Policy delivery check
When the policy arrives, we go through it with you line by line: face amount, term, beneficiary spelling, ownership and riders. Errors are far easier to fix now than at claim time.
What moves the price of mortgage coverage
Premiums are set by the carrier's underwriting, not by us, so the same coverage can price differently from one company to the next. The inputs below move the number most. When we go over your quote, we point out which of them apply to you and how much each one shifts the premium.
- Age and health class
- Younger applicants in better health get lower rates. Blood pressure, cholesterol, build and medical history all feed into the health class a carrier assigns.
- Face amount and term
- A larger balance or a longer term means a larger premium. Matching the term to your payoff date avoids paying for years you do not need.
- Benefit structure
- A shrinking benefit is usually cheaper than a fixed one that starts at the same figure. The reason is simple: the amount the carrier might have to pay goes down every year.
- Tobacco and nicotine use
- Tobacco users pay considerably more. Some carriers treat occasional cigar use or nicotine replacement differently, which is worth checking.
- Underwriting type and riders
- Skipping the medical exam usually raises the rate. Each added rider adds its own cost.
Mortgage protection questions we hear often
How is this different from the PMI I pay with my mortgage?
They protect different parties. Private mortgage insurance protects the lender and pays it when a borrower stops making payments. Mortgage protection coverage is life insurance, and the money goes to the beneficiary you name if you die during the term. Many borrowers carry both at once, and dropping PMI later has no effect on a life policy.
Do I have to buy the policy my lender or mailer offered?
No. You can buy coverage from any carrier. Lender-linked offers are sometimes convenient but often use a decreasing benefit paid to the lender. We compare those terms with an individual term life policy so you can choose.
What happens if I refinance or pay the loan off early?
An individual policy is not tied to the loan, so it stays in force as long as premiums are paid. If you pay the mortgage off early, a level policy keeps paying your beneficiary the full amount. After a refinance, we recheck whether the face amount and term still line up.
Can I get coverage without a medical exam?
Often, yes. Simplified-issue policies use health questions and database checks instead of an exam. They cost more and may cap the face amount, so we price both routes for you.
Who should be the beneficiary?
For most clients, a spouse or family member makes more sense than the lender. They can pay off the mortgage, keep making payments, or cover other bills first. We also add a contingent beneficiary so the money does not end up in probate.
